Fire Sprinkler, Riser and Backflow Service Coordination

Avenger Security coordinates commercial fire sprinkler inspection and service with Top Tier Fire Protection for Austin-area and selected Texas projects. The partnership gives property owners one point of coordination for sprinkler conditions that also affect fire alarm monitoring, supervisory signals and compliance documentation.

Licensed responsibilities remain separate. Fire sprinkler inspection, testing, maintenance and repair are performed under the appropriate Texas sprinkler registration and responsible-managing-employee authority. Fire alarm and monitoring work is performed through the applicable fire alarm licensing. Backflow assembly testing or repair is coordinated with the appropriately licensed provider when required.

Fire sprinkler services

  • Recurring sprinkler inspection, testing and maintenance.
  • Riser, control-valve and supervisory-device review.
  • Waterflow and valve-tamper testing.
  • Gauge, valve and related component replacement when required.
  • Deficiency investigation and corrective repairs.
  • Five-year or other periodic testing when applicable to the installed system and adopted requirements.
  • Retesting and closeout after corrections.
  • Documentation for the owner, insurer and authority having jurisdiction.

Fire alarm coordination at the riser

Sprinkler waterflow and valve-supervisory devices commonly report through the building fire alarm system. A complete service process may require both trades:

  • The sprinkler contractor operates and evaluates the sprinkler equipment.
  • The fire alarm contractor verifies the connected initiating circuits, modules and signal transmission.
  • The monitoring center confirms the correct alarm, supervisory, trouble and restoration events.
  • The parties document deficiencies according to their respective licensed scopes.

A normal fire alarm panel display does not prove that every sprinkler device is mechanically operable, and a sprinkler inspection does not replace testing of the fire alarm circuits or communicator.

Backflow scope

Backflow prevention assemblies have separate water-supply and occupational-licensing requirements. In Texas, testing and repair must be performed by a qualified Backflow Prevention Assembly Tester, with additional fireline requirements where applicable. We coordinate that work when it is part of the project rather than representing all backflow work as ordinary sprinkler service.

Information needed to schedule service

  • Property address and authority having jurisdiction.
  • Building use and occupancy.
  • Latest sprinkler, fire alarm and backflow reports.
  • Photos of the riser, gauges, valves and existing service tags.
  • Description of any active leaks, impairments, panel troubles or supervisory conditions.
  • Required inspection or correction deadline.

Inspection frequency and AHJ requirements

Inspection and testing intervals depend on the system type, components, adopted edition of NFPA 25, local requirements and prior findings. Annual service alone may not cover every component. The written scope should identify the applicable quarterly, semiannual, annual, five-year or other tasks rather than using a single interval for the entire system.

New-service consultation

New clients considering a new coordinated service program can receive an on-site visit and up to one hour of initial consultation at no cost. Required inspections, certification, testing, backflow work and repairs are billable and quoted according to the licensed scope.
